Position Overview:

We are seeking a proactive and detail-oriented Assistant Property Manager & Accounting Assistant to join our team. This potential dual role will combine property management responsibilities with accounting support, ensuring smooth daily operations and accurate financial recordkeeping. The ideal candidate is organized, customer-focused, and has strong financial acumen.

Key Responsibilities:

Property Management Duties:

Assist in managing a portfolio of residential and/or commercial properties in the San Luis Obispo area.

Tenant onboarding and move outs in AppFolio.

Serve as a point of contact for tenants, addressing inquiries, complaints, and maintenance requests promptly and professionally.

Support property maintenance and repair work, ensuring compliance with company standards and timelines.

Conduct property inspections to ensure cleanliness, safety, and adherence to lease terms.

Support lease administration, including drafting, renewing, and terminating lease agreements.

Collect and process rent payments, and assist with managing delinquencies.

Assist in marketing vacant properties, conducting showings, and screening prospective tenants.

Maintain accurate records and ensure compliance with local, state, and federal regulations.

Collaborate with vendors, contractors, and other service providers as needed.

Accounting Assistant Duties:

Assist in preparing monthly financial reports, including income statements and balance sheets.

Process accounts payable and receivable, ensuring timely and accurate payment and invoicing.

Track and record property-related expenses, including utility bills and maintenance costs.

Other Duties:

Answer phone, filing, mail sorting

Qualifications:

Previous experience in property management, accounting, or a related field preferred.

Proficiency with property management and accounting software, AppFolio a plus.

Strong organizational and time-management skills.

Excellent communication and customer service abilities.

Basic understanding of financial statements, bookkeeping, and budgeting.

Proficiency in Microsoft Office Suite, especially Excel.

Ability to work independently and as part of a team.

Valid California driver’s license and reliable transportation.
