Requirements
A DAY IN THE LIFE OF A LEAD MAINTENANCE SUPERVISOR
As a lead maintenance supervisor, you play a key role in ensuring our residents are happy with their residences. By working closely with your property manager and assistant maintenance technician, your main responsibilities are completing work orders, managing inventory, diagnosing and completing repairs in areas such as HVAC, electrical, plumbing, pool, drywall, etc
Other duties include:
Monitor and maintain all buildings that are assigned while implementing safety standards that comply with company, local, city, state, and federal guideline, delegating work to your assistant and vendors as necessary
Communicate with residents and gather valuable insight into the needs of the community with a professional and courteous tone.
Oversee maintenance staff and ensure that performance meets company standards
Assist in the make ready process, inspecting units, and practice and promote safety awareness at all time
Ensure the workshop, utility room, and mechanical rooms are always clean, orderly, and free of potential hazards
You are always reliable and respond within thirty minutes during your designated on-call hours

QUALIFICATIONS FOR AN LEAD MAINTENANCE SUPERVISOR
HVAC and pool certified
Boiler systems that control hydronic baseboard heaters
Demonstrating familiarity with, and able to use, a variety of hand tools and equipment
Giving and receiving instructions and preparing work orders and reports
Setting priorities and coordinating multiple projects simultaneously
Ability to frequently lift 50-75lbs
Able to sit, bend, stoop, squat, kneel, climb stairs, push, pull, reach, carry supplies and stand for extended periods of time
