Job Description

MARINA SHORES

TheMaintenance/Service Technician reports directly to the Maintenance Superintendent and is responsible for performing make-ready repairs to all vacant units prior to move-in.

HVAC certified preferred.

Essential Duties and Responsibilities

  1. Perform repairs to make-ready units in a timely manner.
  2. Is responsible for 24 hour on-call, as scheduled by the Maintenance Superintendent, respond to on-call paging.
  3. Assist the Maintenance Superintendent or Housekeeper with their work if necessary.
  4. Assist the Grounds personnel with trashing out units if necessary.
  5. Assist the Maintenance Superintendent with inventory control and utilization of maintenance materials and supplies.
  6. Inspect property for improvements and repairs and review with the Maintenance Superintendent.
  7. Perform work order requests if necessary.
  8. Assist the Maintenance Superintendent with maintenance requests.
  9. Ensure that the grounds are free of litter at all times.
  10. Operate and perform scheduled maintenance properly on all equipment.
  11. Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.
  12. Paint interior and exterior when required.
  13. Maintain a professional appearance in uniform and display a good attitude at all times.
  14. Be aware of personal hygiene and cleanliness while on the job.
  15. Understand the importance of a good attitude and “team spirit”. Work well with other staff members.
  16. Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
  17. Assist the Property Manager or other staff members when requested.
  18. Perform work orders with “same day completion” in mind.
  19. Review work orders with Maintenance Superintendent on a daily basis.
  20. Performs other duties as assigned by the Property Manager or Maintenance Superintendent.
  21. Responsible for adherence to policies outline outlined in Employee Handbook.
  22. Responsible for keeping the Maintenance shop clean and in order at all times.
  23. Be immediately available in the event of snow.
  24. Follow the Maintenance General Operating Policies.
  25. After-hours on call required on a rotating basis.
  26. Must have reliable transportation

Qualifications

  • HVAC skills - CFC certification
  • CPO certification preferred
  • Plumbing, electrical, carpentry skills
  • Knowledge of SDS and OSHA
  • 608 Refrigerant Certification preferred, but not requires. Will train if necessary.

Conducts advisory visits to Navy Exchanges either individually or as team leader to develop functional equipment layouts and interior design for renovation expansion and new and renovated facilities. Determines equipment requirements sites them in layouts estimates costs for use by A and E designers contractors and preparation of requisitions for bid. Develops and is responsible for the maintenance of a library on equipment furnishings materials and manufacturers of products relating to specialty areas. May evaluate and make recommendations concerning proposals for expansion or renovation for feasibility cost and layout efficiency and functional requirements. Keeps abreast of latest AUTOCAD and related computer assisted design systems pertaining to the retail and construction industry. Works under the general supervision of a designated supervisor who makes assignments and receives periodic reports on work progress. Completed work is subject to spot check reviews for technical compliance with standards and guidelines applicable to the project for selection of equipment and best possible arrangement for functional and aesthetic needs. Performs other related duties as assigned Qualifications: GENERAL EXPERIENCE Three years of experience that provided knowledge that would be helpful in developing skills in making measurements using required instruments computing reading architectural engineering drawings or specifications or other architectural technician work. OR SUBSTITUTION OF EDUCATION FOR EXPERIENCE 1 year of related academic study above the high school level may be substituted for each year of general experience. For 1 year specialized experience 1 year of academic study may be substituted for each six months of specialized experience. Education substituted for experience should include 9 semester hours per year in such courses as engineering architecture or industrial technology construction drafting or other related areas. AND SPECIALIZED EXPERIENCE One year of responsible experience in nonprofessional work which provided a knowledge of some of the pertinent principles methods and techniques in architecture relating to construction renovation expansion projects.
