Surge Co.& Premier Residential is a family business with over 30 years in the South Puget Sound area. The company has its roots in property management and residential rentals and this area is still the cornerstone of the larger Surge Co. Other branches of the company provide and manage co-working and office space as well as restore and develop buildings for both office and residential uses. The Premier Residential portfolio of properties is diversified from houses to complexes with a total of almost 400 units.

Job Summary:

A maintenance Area Lead Technician is responsible for their assigned tasks, projects, or work orders in vacant or occupied rental units. Often, they are specific to a problem or issue. They oversee multiple work orders throughout the day or according to the schedule set by their area or regional Supervisor.

Responsibilities and duties include but are not limited to:

- Manage technicians on turnover, work orders and purchasing procedures progress and completion.

- Work as a liaison between the property manager, residents, and the maintenance department.

- Monitor & utilize AppFolio, emails, phone calls and texts, google drive and other software’s throughout each day to manage staff, communicate and monitor workflows.

- Ensure projects are done properly, adequately, on time, and on or above standard.

- Ensure the safety of their assigned technicians.

- Ensure their technicians are following company guidelines and procedures.

- Ensure their area is clean, secure, and safe.

- Place and manage orders.

- Ensure company property and materials are used correctly and efficiently.

- Follow the Supervisor's Instructions and communicate.

- Review, perform, and close work orders correctly, adequately, and properly.

- Able to use, care for, and manage company vehicles.

- Manage time and schedule adequately and appropriately.

- Attend to Emergency work orders or situations when assigned or called during or after work hours (On-Call evenings and weekends)

- Evaluating, repairing, and maintaining plumbing, carpentry, electrical, and HVAC systems is a plus.

Requirements (Technicians Requirement PLUS):

- High Attention to Detail

- Good communication; written and verbal.

- Teamwork & Leadership.

- Remodeling Experience.

- Computer and software knowledge is required.

- English & Spanish bilingual is a requirement. Spanish skills are not needed to exceed conversational, but fluency is plus.

Physical Requirements:

While performing the duties of this job, the employee is regularly required to work standing up, walk, use hands and fingers to operate tools and equipment and speak and listen, both over the phone and in person to customers and fellow employees, in order to perform the above listed duties. The employee frequently is required to reach with hands and arms and stoop, kneel, crouch, or crawl. The employee is occasionally required to work in a seated position, climb or balance, and taste or smell. The employee must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 75 pounds, and occasionally lift and/or move 75-100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Job Type: Full-time

Salary: $28.00 per hour
