Part-Time Onsite Property Manager (Bilingual/Fluent Spanish)

We are looking for a dedicated On-Site Property Manager to oversee the operations and management of our 43-unit, two-story property in Whittier, southeast Los Angeles County. The ideal candidate will ensure the efficient running of the site, leasing, maintain tenant satisfaction, land maximize profitability. This position offers compensation of $16.78 per hour plus a free 2-bedroom apartment valued at $2,350 per month. The part-time role requires 12.5 to 20 hours of work per week.

Candlewood Apartments community is located at 11500 Colima Road in Whittier, California. Owned by Heritage Manor and Villas, LLC, and managed by Dover Management Corporation. Candlewood was established in 1958 and consists of forty-three units spanning two stories. Nestled in East Whittier City, within Whittier itself, this community benefits from a prime location.

East Whittier City is a sprawling suburb of Whitter that is filled with winding residential streets, golf courses, parks, retailers, schools, and more. Whitewood Town Center sits along Whittier Boulevard and offers big-box retailers, popular restaurants, and a supermarket. Nearby is Whittier Hospital Medical Center, La Serna High School, Friendly Hills Country Club, and scenic nature trails like the Arroyo San Miguel Trail. Residents of East Whittier City enjoy easy access to the heart of Whittier, where you will find local restaurants, cafes, pubs, and shops. East Whittier City is also proximate to Anaheim, Los Angeles, Santa Ana, and Long Beach

Duties:

Manage all aspects of property operations, including leasing, minor maintenance, customer service, vendors, and turnover management.

Manage and maintain resident files, including lease agreements, mov-in/move-out documentation, and rent payment records.

Conduct property tours for potential tenants and handle leasing inquiries.

Implement and enforce property policies and procedures.

Handle tenant concerns and maintain positive tenant relations.

Oversee property maintenance activities and ensure timely completion of repairs.

Utilize AppFolio software for property management tasks.

Conduct legal administrative duties related to property management.

Drive sales through effective upselling strategies.

Maintain accurate records and files (i.e., resident files, including lease agreements, mov-in/move-out documentation, and rent payment records) related to property leasing and management.

Qualifications:

3-5 years of recent experience in property management and strong leasing background.

Strong knowledge of property law and regulations.

Proficiency in using AppFolio or similar property management software.

Excellent customer relationship management skills.

Ability to multitask, prioritize tasks, and work independently while following management directives.

Strong communication and interpersonal skills.

Must be bilingual (fluent in Spanish).

Demonstrated ability in sales and upselling techniques.

Must be willing to live on-site.

Day shift hours (Monday-Friday) and after hour emergencies as needed.

Outside employment is allows once office hours have been established.

Proficient in basic computer programs, including Microsoft Office.

Knowledge of CCTV (security cameras) helpful.
