Project Manager - Single Family Home Construction

Position Overview

We are seeking an experienced Project Manager to oversee single-family home construction projects from site preparations to certificate of occupancy. The ideal candidate will coordinate all aspects of residential construction while ensuring quality, timeline adherence, and budget management.

Key Responsibilities

- Manage multiple single-family home construction projects simultaneously, coordinating all phases from site preparation through final walk-through and punch list coordination.

- Develop and maintain detailed project schedules using construction management software, adjusting timelines as needed to meet deadlines

- Coordinate and supervise subcontractors, ensuring compliance with plans, specifications, building codes, and safety regulations

- Conduct daily site visits to monitor progress, quality, and safety while documenting project status through photos and written reports

- Manage project budgets, including tracking costs, processing change orders, reviewing and approving invoices, and forecasting project expenses

- Work with team members to order materials and coordinate deliveries to maintain efficient workflow and prevent delays

- Interface with homeowners, architects, and vendors throughout the construction process, providing regular updates and addressing concerns

- Review and interpret construction drawings, ensuring all work complies with architectural plans and specifications

- Schedule required inspections with local authorities

- Maintain accurate project documentation, including daily logs, meeting minutes, and correspondence

- Conduct pre-construction meetings and weekly progress meetings with trade partners, subcontractors, and stakeholders

Required Qualifications

- Bachelor's degree in Construction Management, Engineering, Architecture, or related field

- 5+ years of experience in residential construction project management

- Strong knowledge of building codes, construction methods, and industry standards

- Proficiency in construction management software and Microsoft Office Suite

- Valid driver's license and reliable transportation

- OSHA 30-hour certification or willing to obtain training and certifications

Preferred Qualifications

- PMP certification or similar project management credentials

- Experience with sustainable building practices and/or modular prefab construction

- Knowledge of local building codes and permitting processes specifically in Los Angeles and/or Santa Monica,

- Spanish language proficiency

Working Conditions

- Full-time position with occasional evening and weekend availability as needed

- Primary work location at active construction sites throughout Los Angeles County

- Travel between multiple project locations within the region

- Some office work required for documentation and meetings
