We are seeking a part-time Property and Community Manager to live on-site and oversee the daily operations of our coliving property, Casa Urbana. This position is unique in that it combines property management with community engagement, and requires a balance of professional and personal boundaries as the applicant will live alongside/with residents.
Casa Urbana is a five-house community located in Santa Ana, CA. Each home consists of five bedrooms (some with private bathrooms) and fully furnished shared living spaces featuring communal kitchens, spacious living and dining rooms, and easy access to our beautiful community backyard.
What is Coliving?
Coliving is a housing model where individuals live in private rooms but share communal spaces such as kitchens, living rooms, and sometimes bathrooms. This model promotes affordability, convenience, and community through shared experiences and social engagement. The residents choose coliving not only for its practicality but also for the sense of belonging it provides.
As the on-site Property and Community Manager, you will be integral to the smooth operation of the property and the development of this unique living experience.
Key Responsibilities
- On-Site Property Management
Oversee the operation and maintenance of the property, ensuring that all common areas are well-maintained and that the property functions efficiently
- Manage relationships with external service providers (cleaning staff, maintenance technicians, contractors) to address property repairs, cleaning schedules, and other operational needs
- Handle move-ins and move-outs, including room inspections, lease agreements, and security deposits
- Serve as the primary point of contact for residents during work hours, addressing concerns, answering inquiries, and offering support as needed
- Enforce house rules and ensure compliance with safety, cleanliness, eco-friendliness, and community engagement guidelines and procedures
- Be available for property-related emergencies for after-hours situations
- Assist with collecting rent payments and tracking any overdue accounts in coordination with the property owner.
- Manage resident records, lease agreements, and related documents, ensuring accurate and up-to-date files.
- Track property-related expenses and submit monthly occupancy, maintenance, and financial reports to the property owner.
- Manage the budget for community activities, ensuring that events are engaging yet cost-effective.
Community Engagement
- Provide onboarding for new residents, helping them understand the property layout, house rules, and the community aspect of coliving
- Actively promote community standards, which include resident participation in monthly house meetings/dinners, monthly community activities, and cleaning schedules
- Foster a vibrant, inclusive, and respectful community by facilitating events, social activities, and workshops (e.g., community dinners, movie nights, skill-sharing workshops)
- Develop initiatives to enhance resident interaction and create opportunities for residents to get to know each other in a structured, balanced way
- Conduct regular check-ins with residents to ensure they are satisfied with their living experience and gather feedback for continuous improvement
Work-Life Boundaries
Given that this is an on-site role where you will be living with the residents, maintaining clear boundaries between work and personal time is essential. While you will be a part of the community, it's important to guide residents to use appropriate channels (e.g., the online portal for maintenance issues) and respect your personal time outside of work hours.
Qualifications
Experience: 2-3 years of experience in property management, hospitality, or community management. Previous experience with coliving or similar shared living environments is highly desirable.
Skills:
- Excellent communication and interpersonal skills, with the ability to foster a sense of community while maintaining professional boundaries.
- Strong organizational skills, with the ability to multitask and manage both property operations and community needs.
- Basic knowledge of property maintenance and general facilities management.
- Proficient with property management software, online portals, and general office tools (email, spreadsheets).
- Personality: Outgoing, approachable, and empathetic, with the ability to set and enforce boundaries to maintain a balanced on-site presence.
Work Environment
- On-Site Living: As the Property and Community Manager, you will live on-site in one of the coliving homes
- Part-Time Role: While you will be present on the property full-time, the responsibilities are part-time, with flexibility around defined work hours and personal time.
