Position: Construction Project Manager

Location: San Diego, CA 92123

Term: Long Term/Full Time Employment

A thriving General Engineering Construction Contractor for Public Works needs a Project Manager able to juggle numerous projects, prioritize tasks, and grow with the firm. A successful candidate will be quick, accurate, able to work under time constraints/ pressure, and able to work well with other departments.

Compensation: Commensurate with experience.

Background: Successful applicant may undergo a background investigation which includes a criminal check, DMV check, credit report, drug screen, reference checks, etc.

Requirements:

1. Minimum of 5 years of Public Works General Engineering Contracting experience.

2. Minimum of 4 years’ construction Project Scheduling experience.

3. Must be proficient in various Scheduling Programs, such as Microsoft Project, Primavera, etc.

4. Must have a thorough understanding of the Critical Path method of Scheduling.

5. Demonstrable knowledge of scheduling terms, techniques, monitoring, controlling, and updating construction schedules.

6. Skills in reviewing schedules including identifying, analyzing, and solving schedule related issues. Understanding of contract documents, plans, specifications.

7. Organization and prioritization of tasks

8. Substantial experience with Submittals, Submittals Preparation, Technical Correspondence (RFI’s, etc.), Public Works documentation, Specifications, & Plans.

9. Demonstrable knowledge of Change Order negotiation and estimating.

10. Experience with providing take-offs and scopes of work for all trades from construction documents.

11. Bachelor’s degree in construction management or related technical degree helpful.

12. Knowledge of Construction materials, tools, equipment, and the costs thereof.

13. All candidates must be authorized to work in the US for any employer and be able to pass a background check and pre-employment drug test.

Role & Responsibilities:

1. Review Request for Proposals/Qualifications, contracts, and specifications to evaluate potential risk, compliance requirements and communicate that information to the project team.

2. Interacts with Project Manager on all aspects of project, from inception to close-out.

3. Reads, understands, and implements specific sections of specifications, drawings, and plans; Organizes, prepares, and monitors technical proposal bid processes.

4. Generate reports and layouts, which meet bid, proposal, preconstruction, and construction requirements.

5. Interacts with government and/or private sector regarding modifications to the contract.

6. Attend Pre-Construction Meetings.

7. Prepares, issues and monitors subcontracts (in concert with Project Coordinator); Understands and identifies all construction phase codes.

8. Update project schedules as needed, once a month as minimum. Lead update meeting and schedule review sessions. Review and verify information from Project Team by visiting and walking the project construction site.

9. Provide support to teams in assessing/documenting delays and impacts, alternate work plans and methods of construction. Provide support to project teams when delay(s) have been determined, based on Scheduling Procedure and document on schedule, as necessary.

10. Ascertains all administrative needs prior to Notice to Proceed

11. Prepare / lead efforts to develop accurate construction schedules that meet contractual documents (Owner requirements, specs, drawings, etc.)

12. Prepare a Schedule Update Report narrative for each schedule update, which describes current project status, deviations, and identifies any/all critical schedule issues.

13. Review, monitor and critique the accuracy and realism of all schedules and narratives. Check schedule for deviations, critical path accuracy, imposed (constrained) dates, durations, logic, sequencing, scope of work (as a minimum). Challenge project team on critical schedule issues. Communicate critical schedule issues and concerns.

14. Assess project schedules regarding Risk Management and ensure schedules meet contract requirements.

15. Maintain and backup schedule files for each project in a timely and organized manner.

16. Required to maintain daily reports, RFI logs, Submittal Logs, phone logs and transmittals.

17. Interact with Coordinator or other staff to produce Proposals, Change Order Request, Subcontracts, Invoicing, etc.

Capabilities:

1. Represent company, project and/or department during A/E, client, and project management meetings.

2. Interface all on-site departments as required to resolve problems, ensure timeliness of construction, etc. in support of overall project schedule.

3. Self-starter with strong analytical skills willing to work in a multi-disciplined construction department.

4. Possess strong interpersonal skills and have the ability to communicate effectively in all settings.

5. Ensure project construction activities comply with company, contract requirements, and support overall construction schedule.

6. Performs other related duties as assigned.
