JOB TITLE: Vacation Rental Property Manager Assistant

DEPARTMENT: Hospitality

REPORTS TO: Property Manager

CLASSIFICATION: 1099, Contract work

PAY RANGE: $20-$30/hr DOE

SoCo Vacation Rentals seeks a dynamic and organized individual to join our team as a Property Manager Assistant. This role supports the property manager in the operations of our vacation rentals, ensuring a seamless and enjoyable experience for guests.

Qualifications:

High school diploma or equivalent; relevant college degree or coursework is a plus.

Previous hospitality experience, preferably in short-term rentals or property management.

Excellent communication and customer service skills.

Strong organizational and multitasking abilities.

Availability between 11:00 am - 3:00 pm, with occasional after-hours.

Must be available on weekends.

Must be able to lift 40-50 lbs. and climb stairs.

Reliable car.

Availability to work some holidays.

Ability to perform light repairs is advantageous.

Proficiency with smartphones and applications.

Cleaning ability.

Responsibilities:

Guest Services

Address potential guest concerns and assist with resolving issues.

Inspect cleaning staff’s performance and report issues to the manager.

Inspect post guests for any damages, missing items or anything that may need to be address.

Administrative Duties:

Maintain photos of inspections, inventory, and property maintenance.

Inspect cleaners performance and take note of anything that needs to be addressed next clean or if it's pre guest check in handle any cleaning tasks that may have been missed (e.g., windows, baseboards, blinds, restock supplies).

Help prepare and distribute property materials, supplies needed, rules, signage, and manuals.

Notify the manager of any missing or damaged items.

Restage furniture and décor as needed.

Take inventory and keep detailed notes of what is needed or getting low on.

Report and communicate to manager post inspections.

Property Maintenance:

Assist with basic maintenance tasks if needed is advantageous.(e.g., tightening door handles, changing batteries, moving furniture, cleaning fire pits, leaf blowing).

Communicate advanced maintenance needs to the property manager with detailed photos.

Cleaning:

Assist with cleaning duties and laundry as needed.

Dust cobwebs, clean BBQs, and wipe outdoor furniture as needed.

Check hot tubs/pools, clean out debris, and report issues.

Pick up litter and clean patio furniture.

Refill soap dispensers and restock supplies.

Physical Requirements:

Ability to lift up to 50 pounds and perform physical tasks.

Comfortable working in various weather conditions.

Physical movement, including walking up and down steps, and working outside.

Perform repetitive motion activities.

Coordinate multiple tasks simultaneously.

Occasional lifting (20-50 lbs) and reaching (38-74 inches vertically).
