Position Summary: We are seeking an experienced, highly efficient and hands-on individual to serve as our Building Handyman Manager. The Building Handyman Manager will oversee and handle all maintenance and technical operations of the company’s portfolio of commercial and residential properties and their building & grounds. S/he acts as the primary liaison between tenants, management staff and employees, independent contractors, vendors, and city and government administrators and service providers with respect to all aspects of property and building safety, infrastructure integrity, functionality, and compliance with all government laws and agency codes, regulations, and ordinances. This role reports directly to the company’s property and building manager and the executive officers.
Essential Duties and Responsibilities: To perform the role of the Building Handyman Manager successfully, s/he must at a minimum be able to perform the duties and responsibilities outlined below within the highest standards of due diligence, commitment, professionalism, competency, and workmanship in the San Francisco Bay Area:
Routinely identify needed repairs and maintenance schedules, issues, and status
Schedule, process, and complete new and recurring repair and maintenance services for properties in the company’s portfolio
Act and serve as the primary liaison between tenants, management staff, contractors, vendors, government representatives, the public, and executive officers of the company in performing repairs and maintenance jobs
Lead and manage maintenance staff
Manage and supervise all projects, pending and or approved
Follow up on pending work orders to ensure the repair and maintenance projects are timely scheduled and completed competently and meet all local standards for good workmanship
Implement, monitor & ensure adherence to property repair, renovation, and maintenance budgets for each property within the management portfolio
Supervise, authorize, monitor, and administer contract services, repairs, and supplies, as well as approve expenses that exceed on-site staff authority at each property in the management portfolio
Acquire appropriate “over budget approvals” from executive officers/management when expenses/budgets exceed pre-set approval limits
Ensure proper contract, insurance and scope of work accompanies every project
Implement, monitor, and evaluate project status and cost at all times from start to completion of a project
Qualifications:
Vocational degree and/or relevant certifications
At least 5 years’ experience in repair and maintenance of commercial and residential buildings and grounds with multiple units; firsthand ability to perform regular, routine, and specialized repair, maintenance, and construction jobs and projects. Must be experienced working with plumbing and electrical and fire systems, versatile and competent in carpentry, floor, concrete and masonry work
Knowledge of general and specific building codes in cities and counties of the Bay Area affecting both commercial and residential buildings
Knowledge of routine building, infrastructure, plumbing/sewage, electrical, fire, and service equipment safety and hazard certification compliance requirements relevant to commercial and residential buildings, especially in the City and County of San Francisco
Excellent verbal and writing communication skills; ability to write clear and accurate routine reports, correspondence, and procedural manuals
Solve practical problems and deal with a variety of concrete variables in situations where only limited conventionality and standardization exist.
Define problems, collect data, establish facts, and draw valid conclusions. Interpret an extensive variety of technical instructions in mathematical, diagram, or other form and deal with abstract and concrete variables
Proficient in working with Microsoft Office Suite
Proficient level of experience in ability to learn and use new softwares and applications
Proficient and fluent in Mandarin and or Cantonese Chinese, verbal and written
Work Schedule: This can be a full-time or part-time position, Monday to Friday (and weekends and emergency on-call as needed)
Compensation and Benefits: Salary and benefits depending on experience (From $46k plus for F/T annual salary; $22-$30 per hour P/T). Annual paid vacation.
