Salary Range $75,000 - $85,000 Annually

SUMMARY

Manages a 168-unit condominium complex in accordance with directives from Association Board of Directors by performing the following duties personally or through subordinate supervisors.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Attends monthly board meetings, provides monthly resident manager reports, and prepares copies for distribution to board members. Obtain estimates for repairs and services and compile proposals for presentation to the Board of Directors.

Arranges for and oversees activities of contract service representatives such as exterminators, trash collectors, major repair contractors, utility service repairers.

Investigates tenant disturbances, violations, or complaints, and resolves problems in accordance with regulations established by the Board of Directors.

Directs activities of maintenance, janitorial, guard, and grounds keeping staff that perform routine repairs, maintain buildings and grounds, and patrol area to maintain secure environment of complex.

Maintains contact with insurance carrier, fire protection, police department, and other agencies having jurisdiction over property to ensure that association is complying with codes and regulations of each agency.

Provides input for annual budget and activity reports and submits reports to association members.

Issues and maintains records of special permits such as vehicle and pet registration, required by condominium association.

SUPERVISORY RESPONSIBILITIES

Demonstrate leadership abilities and effective communication skills including verbal and writing aptitude.

Responsible for supervising personnel employed both contractual and non-contractual; verify invoices, job quality, and job completion, maintain timecards and payroll records.

Coordinate workflow to ensure essential daily duties are accomplished and appropriately prioritized.

Review employee assignments to ensure quality compliance as established by the Board of Directors.

In the event of an absent employee or in-house projects, the Site Manager will assume the duties of maintenance, security, housekeeping or any other duty as necessary.

The Site Manager under the guidance of the Board of Directors shall provide written evaluation of job performance and ability reviews of all subordinates.

Administer counseling and disciplinary action when applicable.

The Site Manager shall be required to perform all other duties as assigned.

QUALIFICATIONS

Have a proficient understanding of the building’s construction, equipment and operating systems that include plumbing, electric, entry-phones, video, ventilators, elevators, fire alarms, and emergency backup equipment, etc.

Intermediate to advanced computer knowledge: understanding of MS Word, Excel, Email, etc., Ability to learn basic security system programs, etc.

The ability to provide hands-on minor maintenance and repairs of common elements is a plus. Please reply with a resume and cover letter.
