  • Description A Brief Overview The Maintenance Technician will provide general maintenance to rental housing. This position may also perform work to get rental unit ready during change of occupancy. As Maintenance Technician, you will be a valuable member of the maintenance team. You will be responsible for checking, troubleshooting, making and documenting routine repairs in the following areas: air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance areas. Maintenance Technician I personnel will frequently work outdoors in all weather conditions, as well as in attics, crawl spaces and other tight spaces depending on the maintenance requirement. What you will do This position requires driving for the company using either a company vehicle, rental vehicle or their personal vehicle. Respond to service requests including the following; furnaces, air-conditioning systems, appliances, water heaters and solar collection tanks, disposals, general plumbing, carpentry, painting, and other required maintenance items, as may be required. Respond to service requests providing excellent customer service and document all work in accordance with company policy. Maintain equipment such as tools, gauges, snakes, drills, etc., in ready repair. Understand and follow the proper use of equipment and chemicals including the use of personal protective equipment (PPE). Follow and adhere to an established preventive maintenance program and perform the required maintenance including replacement of filters, etc. Assist in the make ready of vacated units including, but not limited to, painting, sanding, and varnishing, floor tile removal and replacement, ceramic tile replacement, dry wall repair, fixture repair and/or replacement, floor stripping, waxing, and polishing, window repair and/or replacement, etc., as will from time to time be required. Similar work as described above may also be required on the exterior of the home to make ready. Perform emergency maintenance, including but not limited to sewage back-ups, water main and/or lateral breaks (dig to expose line, repair, and replace soil as needed), fires, weather related damage, other types of water leaks, appliance repairs, etc. Ensure that unsafe conditions are corrected in a timely manner. Reliable and dependable attendance and punctuality are essential for this position. Qualifications High School Diploma or GED (or equivalent) with training and or experience in the building maintenance trades. Required 1-3 years experience in building maintenance. Required Have general knowledge of the maintenance trades such as HVAC, plumbing, electrical, and carpentry. Able to work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally. DL NUMBER - Driver\'s License, Valid and in State Required Compensation We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $22.60 - $35.09, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. Job Summary: Performs a variety of duties in connection with receiving storing issuing and shipping etc. within a warehouse area. Duties and Responsibilities: Receives and unloads incoming merchandise deliveries. Opens, inspects, counts, marks, unpacks, segregates, and or tags items. Verifies items against appropriate documentation to ensure correct items and quantities have been received. Checks cost and retail prices. Reports shortages, overages, damaged items, or any other discrepancies noted to supervisor. May sign for merchandise received. Periodically checks labels or bins for location; accurately corrects or notifies supervisor of problems. May be assigned a specific area for the performance of this function. Pulls merchandise in accordance with established procedures for shipment transfers or customer orders as applicable and directed by system or supervisor verifying information shown on respective documents against information on merchandise or labels. May provide assistance in the charge back area performing limited tasks in connection with the receipt storing and shipping of over shipped and or damaged merchandise. Assists in preparing charge backs and processing same following established procedures. Performs periodic inventories as required. Assists supervisor with inventory preparation. Performs basic housekeeping duties to maintain stock areas clean and orderly. May operate material handling equipment MHE up to 10,000 pounds as high as 30ft to move load or unload transfer transport stack or unstuck merchandise materials and supplies from one location to another. Works under the general supervision of a designated supervisor. Carries out assigned duties in accordance with established policy and procedures. Work is reviewed in terms of efficiency of operations and adherence to procedures. Performs other related duties as assigned. PHYSICAL EFFORT Walks stoops bends and stands for a long period of time. May lift and carry boxes weighing up to 40lbs and sometimes over 50lbs with assistance. Uses push carts to transport merchandise. Climbs ladders to pull stock stock shelves and bins. Uses sharp instrument to break open boxes. WORKING CONDITIONS Works indoors and or outdoors which may be cold drafty damp or hot. Work is performed in close quarters in storage areas or bin aisles ramps or on platforms. There is danger of minor injuries such as cuts scrapes and bruises as well as from falling stock. TRAINING REQUIREMENT Associate must receive Hazardous Material HazMat training within 90 days of hire per Department of Transportation regulations Qualifications: GENERAL EXPERIENCE Eighteen months experience performing warehousing related duties such as receiving storing issuing shipping operation of manual material movement equipment etc. or similar work that provided the knowledge and skills to perform the duties of the position. SUBSTITUTION OF EDUCATION FOR EXPERIENCE One year of high school education may be substituted for 3 months of experience up to a High School Diploma or GED for 12 months of experience.
